Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. For verification of income, we accept paystubs, tax returns, offer letters, or linking a bank account will suffice.

We offer 3-16 month leases.  There is a $350 short term lease fee for a 3-5 month lease and a $250 short term fee for a 6-11 month lease.

You are responsible for paying for water, electric, and gas. Internet and telephone services are provided by Comcast/Xfinity, and electricity is provided by Core Electric.

Rent is due on the first of the month.  Payments are primarily accepted on the Rent Café portal or through our Thompson Thrift app.

Yes, a security deposit is required. The standard deposit is $500 and is refundable at move-out. If your application is conditionally approved, you may be required to pay a deposit equal to one month's rent, which is also refundable at move-out. The deposit may not be refunded if there are damages to the apartment beyond normal wear and tear or if there are any unpaid charges.

Yes, there is a non-refundable $21 application fee required for each applicant. There is also a $200 processing fee due at move in.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice. 

Policies and Rules

Yes, renters’ insurance is required to protect your personal belongings, but you are only required to have liability coverage of $100,000.

Guests are welcome to stay for maximum of 7 days and must be accompanied by lease holders while using amenities.

Yes, pets are allowed! Each apartment may have up to two pets. There are no breed or weight restrictions, but no aggressive animals are permitted. There is a $35/month pet rent plus a $300 deposit.

Your lease agreement requires a written 60-day advance notice.

The break lease fee is equal to one month’s rent based on your current monthly rent.

Amenities and Services

 We have a Fitness room, a clubhouse, a hot tub, pool and pool rec room. There are no additional costs for you to use any of these amenities.

We have open parking available on a first-come, first-serve basis, which can be used by guests at no extra cost. Additionally, detached garages are available for $150 per month if you need more secure parking.

We do have on call maintenance 24/7.  During business hours the calls go through to the office.  After hours emergencies are handled by our maintenance team. 

Our community does not currently offer EV charging stations.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. All our available apartments come fully equipped with state of the art, premium stainless-steel appliances

Our apartments range from 1-bedroom to 3-bedroom units.

Once you submit the service request through our portal or mobile app, requests are handled in the order that they are received.  Usually between 24-48 hours unless it is an emergency.

You would need to fill out a modification request which will be submitted for revision.

The community is located within Douglas County.

The community is within the Douglas County School District. School-aged residents would attend: - Iron Horse Elementary - Sierra Middle School - Chaparral High School
